Street-level retail spaces in high-traffic neighborhoods across Manhattan (SoHo, Nolita, Lower East Side, Tribeca, West Village, Flatiron, Chelsea) and Brooklyn (Williamsburg, Dumbo). Ideal spaces are 500-3,000 sq ft with storefront visibility, though we consider a range of configurations.
How long are typical pop-up activations?
Most activations run 1-6 months. Some brands book weekend-only or week-long activations, while others commit to seasonal residencies (3-6 months). We'll discuss your preferred minimum and maximum terms.
How much can I earn from listing my space?
Revenue depends on location, size, condition, and timing. Parasol handles pricing strategy based on neighborhood comps and current demand. We aim to maximize your income while keeping the space competitively positioned for quality tenants.
What if a tenant damages my space?
All tenants carry liability insurance and sign contracts holding them financially responsible for damages beyond normal wear and tear. We conduct pre- and post-activation inspections with photo documentation. Security deposits are collected upfront.
Do I have to accept every brand you present?
No. You have final approval on every tenant. We present qualified inquiries with full activation details (brand, timeline, buildout plans, references), and you decide whether to move forward.
What responsibilities do I have during an activation?
Minimal. You provide access for the initial walkthrough, approve the tenant, and receive payment. Parasol handles all coordination, keys, utilities setup (if needed), and ongoing communication. You're informed but not burdened with day-to-day management.
Can I use my space between pop-up activations?
Absolutely. Many landlords use Parasol to fill gaps between long-term tenants or during seasonal downtime. You control your availability calendar.
